What is risk assessment? A risk assessment is simply a careful examination of your workplace, to identify what could cause harm to people, so that you can decide as to whether you have taken enough precautions or should do more to prevent harm from being caused. Work accidents and work related ill health, can ruin lives, and seriously affect your business also, if output is lost, machinery is damaged, insurance costs increase, or you have to go to court. You are legally required to assess the risks in your workplace. The important thing you need to decide is whether a hazard is significant, and whether you have taken satisfactory precautions to minimize the risk. If you are a small firm owner, and you are confident you understand what is involved, you can carry out a risk assessment yourself. You do not have to be a Health and Safety expert. If you are a larger firm, then you may want to assign a responsible employee, safety representative or safety officer to carry out the task. You can also obtain advice from outside companies, who have specialised in this type of work. What is Hazard and Risk? A hazard means anything that can cause harm. To give you a basic idea, think of chemicals, electricity, working at heights etc etc. A risk is the chance, high or low, that somebody will be harmed by the hazard. There are five steps in a risk assessment: Step 1. Look for the hazards. Step 2. Decide who might be harmed and how. Step 3. Evaluate the risk and decide whether the existing precautions are adequate or whether more should be done. Step 4. Record your findings. Step 5. Review your assessment and revise it if required. Do not overcomplicate matters. In the majority of firms in the commercial, service and light industrial sectors, the hazards are few, and those that do exist are fairly obvious. Checking them is mainly a matter of common sense, but also a required and necessary action. You probably know already, whether you have machinery that could cause harm, or if there is an awkward entrance or stairway where someone could be hurt. If so, check that you have taken all reasonable precautions you can to avoid accidents and prevent injury. Lets take a closer look at Steps 1 and 2. Step 1. Look for the hazards. If you are doing the assessment yourself, walk around your workplace and look at what could reasonably be expected to cause harm. Does your company have an email policy? Did you even know there was such a thing? Well, there is, and if your company doesn’t have one you are not only risking the professional image of your firm, but also risking potential liability issues that may arise from the misuse of your company email system. Having a published email policy accomplishes three objectives. First, it teaches your employees how to use email in a professional manner. What’s that? You’ve never really given much thought about the emails your employees send out? Well, you should, because ill-composed and unprofessional emails not only reflect on the employee, but on you and your company, as well. Chances are most of your employees don’t even spell check the emails they send to your customers and partners. Chances are even greater that they are sending other items through your company email system that may get you sued. Consider this: if one of your male employees sends an email to a female employee that might be considered harassing in nature, you may be judged to be just as liable for damages when her attorney comes calling with harassment suit in hand. Creating a company email policy also helps lay out the ground rules for personal use of company email. When an employee is on your clock, using your computer equipment, and your network, and your resources they should understand that personal emails should not be sent or received using the company email system. This can be a hard rule to enforce, given that kids now email their moms at work after school and soccer coaches email everybody, but as a rule, personal use of the company email system should not be allowed. An effective company email policy also helps cover your corporate backside against liability. Take the example above of the potential harassment suit caused by an insulting email. If your company has a clearly-stated email policy that details what is considered inappropriate, you can minimize the company’s liability by proving that employees were trained in the proper use of email. I can tell you from experience that I have actually won contracts simply because the customer was impressed that I replied to his email quickly and professionally. In other words, I’ve made thousands of dollars just because I respond quickly and use a spellchecker. Is this a great country or what? How do you create an email policy? If you have other existing policies in place, such as those that pertain to business communications, access to confidential materials, personal use of the telephone, sexual harassment, etc. you should be able to establish an email policy using the existing policies as guidelines. If you need to start from scratch you can still write the policy yourself with a little time and research, however, many companies rely on professional consultants to do the job for them. When you realize the importance of an email policy and understand the ramifications of not having one, you’ll probably agree that its money well-spent. An email policy doesn’t have to be a long, drawn out document. Most policies are no more than a few pages long, written in plain English that every employee can easily understand. The key to the success of your company email policy lies in the training of your employees. You can’t just establish a policy and expect everyone to follow blindly. Once the policy is written it should be distributed to employees and can even become part of future employment contracts. Explain the policy to your employees and have them read and sign to signify that they understand and will adhere to the rules. Many companies are now realizing the importance of email and are putting on training seminars that not only teach their employees how to stick to the policy, but how to compose and respond to emails, as well. Ice tower fails to complete further update 6 25 07

: We recently reported that Ice Tower in Panama City announced it was not going to be built and that they were going to refund money to the investors. Many of those investors paid as little as $1000 a sq. meter. Now current market prices are $2000 per sq. meter up to $3500 a sq. meter. This is probably more than Florida real estate at this time but if they can get it why not. The problem is the purchases are frequently speculators also called flippers who have no intention of ever living in the units. They just buy in anticipation of higher prices and then sell to another person and then he sells to another and so it goes. It eventually is like musical chairs, the music stops and there are not enough chairs for everyone and someone gets left out and in this case left out means they can not sell the condo for more than what they paid for it. Their choices are then to walk away from the down payment which could be as much as 30% of the purchase price by completion time. Their other choice is to fund the actual purchase at completion and hope the value appreciates over time so they do not take a loss by walking away from their deposit. This generally involves renting the units. Now if there are a lot of rentals on the market as in many investors who got stuck like this, then the rents drop since $1000 a month beats asking $3000 a month for four months with no renters. Well when one can rent the unit cheaply why buy it. Appreciation becomes doubtful and that is one way a real estate bust occurs. There are lots of other bust scenarios as well. Well these investors in Ice Tower were licking their chops regarding the anticipated profits and now they are going to just wind up with a refund for all their trouble and waiting. They also might have been able to buy a different project instead of Ice at the lower prices back then and that project may have actually completed and then they could have realized profits. So they had a hidden loss of opportunity at the very least. On Sunday, June 24, 2007 cement mixer trucks were pouring cement into the hole that was destined to be Ice Towers foundation, which of course is no longer a viable project. So were they just filling in the hole with expensive concrete or were they pouring the concrete to finish the foundation, which could be used for another residential building on the same prime location. Since the Ice Tower team indicated according to La Prensa newspaper that another building would be going up in its place this is what could be what is going on, but we do not know this. What we do know is that cement trucks were pouring cement into the foundation to fill it. Iron Tower - We just learned (this is all hearsay by the way ) that the new building taking the place of Ice Tower is to be called Iron Tower. This explains the cement trucks filling in the foundation hole. The same developer is building it. Iron Tower is supposed to be 75 floors in height making it a substantial icon building on Avenida Balboa. The cost of Iron Tower is going to be $2500 a sq. meter for the existing purchasers of Ice Tower. This is a special discounted price from the list price of $3200 a sq. meter. If the customer wishes to transfer to the new project they can and if they prefer a refund they can have one just as easily. This is what we are being told. I expect as the days and weeks pass we will learn more about the new project and how things are going so stay tuned for more updates on the Panama Real Estate Boom or Bubble Bursting!
